A rise in home prices - the light at the end of the tunnel?

 



July home prices nationally had a reported rise of 3.8%, the biggest increase since 2006.  The July 2012 figures mark the fifth consecutive increase in home prices nationally on both a year-over-year and month-over-month basis. 

 

Many financial experts are saying they are seeing the light at the end of the tunnel. Real estate is cyclical and what goes up, must come down and vice versa.  Stability is what makes the ups and downs less volitile. 

 

Although our local area was affected with the decline in the overall housing market, it was not as hard hit as many areas that saw giant appreciation growth.  The stability of the local market made it less volitile.

Luxury Homes Sales on the Rise in the Triangle, NC

According to data obtained from TMLS, the Durham, Orange, Chatham and Wake County Revenue Departments and other sources, Luxury home inventory for 2nd Quarter 2012 decreased by 16% compared to 2Q/11.  In our area, the luxury home market is defined as properties over $500,000.

Also decreased was the number of withdrawn listings (21%) and expired listings (19%). 

Expired and withdrawn listings accounted for 35% of luxury homes listed in Q2/12, down from 47% in the same period 2011. 

However, closings are up 25% compared to Q2/11 with 25 of them being over $1 million.  A 19% increase to the same period 2011.  New home inventory of luxury homes is down and accounts for only 10% of the segment, compared to 2007 where it accounted for 51%.

This is good news for sellers of luxury resale luxury homes!  There is still quite a bit of competition in this market segment, so sellers really have to be strategic about pricing, showing condition and marketing strategies.
